When it comes to selling your home, the UK market is traditionally busy in spring. This means that many people have relaxed and enjoyed the festive period before stepping up their house buying or selling preparation at the start of the New Year. This is no longer what happens and there are a few reasons why this is the case.

First of all, the level of demand for homes in the UK means that there is no drop-off point in the market. So many people are looking to buy property that there is a sustained level of interest all year round. The second key reason relates to the internet and more specifically, the development of online property portals.

No matter where you are, if you can access the internet, you can look for homes and search for property. This has transformed the market and it has helped people to be more active in the market in the winter.

Even with this in mind, you may still think that potential buyers will take things easy between Christmas and New Year but again, this isn’t the case. On Christmas Day 2015, Rightmove welcomed one million visitors to their site and on Boxing Day, there were even more visitors. By the time the first full working day of 2016 rolled around, there were close to three million people searching for a new home on the Rightmove site.

This indicates that there are many people looking for homes at this time of year. In fact, there are so many people looking for homes at this time of year that a special name has been coined for this period. This is “The Boxing Day Bounce” and if you are looking to sell your home, it makes sense to have your home listed on the market when people are looking for property.

Some people prefer to have a quiet time between Christmas and New Year

There is also another reason why you should be keen to place your property onto the market at this time of year. This is because many home owners will decide against placing their property onto the market over Christmas and New Year. Some homeowners may be determined to enjoy the holiday as much as they can, some people may be busy, and some folk may be travelling. There are many reasons why someone looking to sell their home would avoid this time of year but their loss is likely to be your gain.

Wouldn’t you want to list your property at a time when you know buyers are interested and you know some sellers aren’t going to be active? More viewers and fewer houses in competition make it more likely that your property will be seen by the right buyer, so you should be getting ready for the Boxing Day Bounce.
