HIPs

Since August 2007 Hip’s have been a mandatory part of the house selling Process on selected homes.

The main aims are to reduce carbon emissions and improve the buying and selling process.

Please check with us to find out if you will require a HIP.

IF you require one it will need to be applied for before your property goes on the market.

Nothing could be more straightforward. Once we receive you instructions to market your home, we will apply for the pack on your behalf.

A Pack consists of...

  • An index of contents (a list of documents included)
  • An Energy Performance Certificate.( The seller must have their property certified by a licensed energy assessor)
  • A sale statement (basic information about the sale such as name of seller and property address, whether the property is freehold or leasehold)
  • Evidence of title. (An up to date official record of who owns the property)
  • Local authority searches.
  • Drainage and water searches.
  • Leasehold documents. (On leasehold properties)

The Energy Performance Certificate (EPC)

This tells you how energy efficient the home is on a scale of 
A-G.

The certificate also tells you on a scale of A-G, about the impact the home has on the environment.

The average property in the UK is expected to be in band D-E for both ratings. 

Recommendations are included in the certificate about ways to improve the homes energy efficiency, to help the environment and save on energy bills.
